Can I Sell My House With Foundation Problems?

Disasters happen to Pennsylvanians all of the time. People come home every day after a storm and survey the damage: they have water in their basement, all of their things in storage are ruined, and their extra room is ruined. Additionally, the furniture will have a foul odor, even after it is dry. For all of these reasons it is important to have basement waterproofing in PA.

First, take control of what happens when it rains. Put in gutters, keep them clean, and direct the water away from the foundation. Make sure the rain drains off. Don't allow the clay soil around the foundation swell up.

Each of these three proven methods depend upon the condition of the soil under the house, the age of the house, the house style and what the homeowner's goals are.

Then use soaker hoses to keep an even layer of moister around the perimeter of the slab during dry periods. Don't let the clay soil dry up and pull away from the slab. Run the soaker hoses just enough to keep an even layer of moisture. With some trial and error, you'll learn how often and how long to run them....it's not that hard.

Slabjacking is the process of pumping grout beneath the beam or slab, to produce a lifting force, restoring the desired leveling. This is often used when the concrete slab has simply sunk into the earth. But can be used, when engineers find a structure to be uneven. One of the commonest uses can be found in stabilizing, when cracks start to appear in a pavement or driveway.

Ed - That is a very good question Carol. That type of a crack indicates a sag in the foundation below that particular area. Usually that situation occurs in crawl space foundations and usually it is in foundations that were poured prior to the mid 70's. Probably a spread footing type.

Even if basement crack injection is the proper solution for the cracks in your walls, there are plenty more reasons to avoid the project on your own. For instance, you likely won't have access to the same grade of polyurethane that the professionals will. That means it may not hold in the cracks and could eventually leak again.

Also see if our old house is a pier and beam footing system is necessary. Sometimes cracks and other damages are a result of a weak or impaired foundation. You should also think about replacing your insulation. Molds love most of the materials used for insulation.

. Prepare a mixture of sand and cement with a ratio of one part cement to two parts of sand. Make sure that the sand would blend well with the cement. Once you have the mixture ready, it's time that you apply it on the concrete foundation that has cracks. Continuously apply it along the length of the visible cracks on the foundation.

As for which French drain you choose to go with, it depends on how water is affecting your house and what sort of budget you are working with. At least there are options so you can find the ideal system for your personal situation. That way you do not have to fork over thousands of greenbacks in foundation repairs when the damages might have been evaded. And if you do have foundation repairs now, the excellent news is that installing the French drain style of your choice will keep you from having to do repairs again in the near future. Actually, you can not need to do repairs ever again. That is quite a lot of money saved.
